A dual occupancy home can be built on any block of land that complies with the planning codes for Ancillary Dwellings. In newer land estates, common block sizes include 12.5m x 28m (375m²) and 15.0m x 30m (450m²). Dual occupancy homes are also a great option in established areas, subject to the relevant planning codes.
A Dual Occupancy home is a Green Titled property on a single block of land. It can’t be subdivided, meaning there’s no separate title for the Ancillary Dwelling. If sold down the track, the entire property (main residence and Ancillary Dwelling) will be sold as one.
An Ancillary Dwelling, sometimes referred to as Granny Flat or Studio is a self-contained living space in addition to the primary home. In our designs, it’s thoughtfully integrated under the same roof as the main residence, separated by a fire and acoustic rated wall.
Under the current planning codes, additional accommodation mustn’t exceed 70m². This provides ample space for a comfortable 2-bedroom, 1-bathroom residence, with its own dedicated parking space, living area and outdoor area.
Our Dual Occupancy designs include separate servicing under a sub-metering arrangement. This allows the owner to track the utility usage of each residence—covering water, gas, and electricity—and split the bills accordingly based on individual consumption.
Yes, there are a range of different options available. If you are an investor, your appointed property manager will be able to rent the two residences separately under independent lease agreements. For owner occupiers, property managers can lease out the ancillary dwelling for you and manage your income stream.
